BPO SUPPORT

Because I know the importance of providing accurate information in a timely manner I am available evening and weekends at no extra charge! 

$13 - $15 per BPO - for ongoing support.

  • Pull subject property information and comparables from MLS

  • Determine accurate mileage between subject and comps

  • Research property acreage (if not provided in MLS)

  • Research living square feet and/or DOM (if not provided in MLS)

  • Comps photo retrieval from MLS

  • Calculate duration of days listed or age of property (if not provided in MLS)

  • Input data into online or word document form and upload photos

MMR & MSR Support:  Don't lose a listing because you can't find time to work on the monthly marketing report!  I can help, by ensuring monthly marketing reports and monthly status reports are completed efficiently and on time!  Timely reports make happy asset mangers which means more listings!  Contact me for pricing.

Work Agreement: Once we've discussed and established your business requirements, a standard Work Agreement will be prepared and sent to you for review and signature; a copy of which must be returned via fax prior to work starting. This Work Agreement is used to ensure there is a clear mutual understanding of requirements and terms of our partnership.

  • An advance payment of fifteen (15) BPO's is required before work commences.

  • BPO's thereafter are billed on a biweekly basis, an invoice is emailed and the credit card on file will be charged.

Does your asset manager want you to go back out on the field because your photos aren't good enough?  Don't waste your time and gas - let me do it for you!  I can also improve those comp photos you pull from the MLS. I can provide photo enlargement, cropping, lighting enhancement and sharpening of the photos you have now without quality loss!

REO LISTING MANAGEMENT

  • Input listing information and submit photos to MLS
  • Email Blast to circle of influence, agents and investors and perform postcard mailings, submit publication ads, design property flyers, virtual tours, etc.
  • Verify schools and request homeowner association documents when applicable
  • Add Listing to Craig's List, Google, Yahoo & eBay Real Estate & Realtor.com
  • Assist with open house preparation
  • Inform bank and asset manager on advertising methods used by agent for marketing their home
  • Send “Thank you for the listing” letter and documents returned to asset manager with copy of contract
  • Prepare weekly letters to asset manager regarding feedback comments and number of showings
  • Prepare weekly letters to asset manager regarding web site and virtual tour visits

RETAINER TERMS FOR SERVICES for various ongoing support

  • A three month minimum commitment is required, and may be automatically renewed or modified at the end of the term.

  • The first month's retainer fee, along with the signed Work Agreement must be received prior to work before started.

  • Additional hours worked over the monthly plan will be billed at the same discounted hourly rate!

  • Unused time will not be carried over to the next month's billing cycle.

  • Payment of invoices are due upon receipt.  Payments not received by the 10th of the month are considered late and are subject to a monthly late fee of 1.5% of the total invoice.

  • A 30-day written notice initiated by either party is required for cancellation of the agreed upon terms of the Work Agreement.
